Why should I have my home Listed in the MLS? Well, there are two major benefits to being Listed in the MLS. The first is the amount of exposure to the Washington County, DC real estate markets that you will get. As a For Sale By Owner your home is not Listed in the MLS, where Realtors® can go to search for homes for their prospective buyers. These type of buyers make up 85% of the market, and obtaining this portion of the market can result in a quicker sale and/or a higher selling price. The other benefit of being a For Sale By Owner and Listing in the MLS is that you will save a ton of money! When you List in the MLS you are still a For Sale By Owner, so you will not have to pay half of the commissions that you typically would have to pay with a traditional Realtor®. Over the past 30 or so years the National Association of Realtors (NAR) has collected data on home sales in Washington County, DC. What they have found is that, on average, 85% of home sales in Washington County, DC are done with traditional Realtors®, while 15% are done by For Sale By Owners, like yourself. What this data means is that, on average, a For Sale By Owner only reaches 15% of the market. Wouldn't it be better if you could reach all 100% of the market? And how do you reach that other 85%? The way that you reach the rest of the market is by Listing in the MLS. The MLS is a database that Realtors® use to share information about their inventory with other Realtors®. When you are listed in the MLS you will reach the other 85% that you normally would not. In addition, when you List in the MLS your listing will be fed to a number of other websites where buyers can search for your home. These websites include Zillow.com™, Realtor.com™ and AOL.com™. But when you List in the MLS you will also keep all of the benefits of a typical For Sale By Owner. Meaning that you will not have to pay half of the commissions to the selling agent. Also, if the buyer of your property is unrepresented, you will not have to pay any commissions at all! These savings can amount to thousands of dollars.
